Tankless Water Heater Annual Maintenance Cost in Canton, MA
By Canton 24/7 Plumbing, 2026
A tankless water heater needs a yearly service: a descaling flush of the heat exchanger, a cleaned inlet filter and a check of the vent and combustion. What it costs depends on the unit, your water and how long it has been since the last flush. This post is about that yearly routine and what drives the bill, not about choosing or sizing a unit.
Skip it and the first sign is usually a cold-water sandwich, an error code or a unit that cycles off mid-shower.
The yearly service, item by item
| Task | Why it matters | Homeowner or pro |
|---|---|---|
| Clean the inlet water screen | A clogged screen cuts flow and triggers low-flow shutdowns | Homeowner, with the water off |
| Flush the heat exchanger | Scale insulates the metal, wastes fuel and overheats the exchanger | Pro or capable homeowner, valve kit needed |
| Inspect the vent and condensate drain | A blocked vent or drain can lock the unit out | Pro, since combustion is involved |
| Check error code history | Past codes point to a failing sensor or igniter | Either |
| Test gas pressure and combustion | Poor combustion raises carbon monoxide risk | Pro only |
What a descaling flush involves
The routine is the same on most gas and electric condensing units, but follow the maker's manual for yours.
Power down and shut the valves
Turn the unit off at its switch, close the gas valve on a gas model and shut the cold inlet and hot outlet isolation valves. Trapped hot water can scald, so let the unit cool first.
Connect the hoses to the service ports
Attach one hose to the cold-side port and another to the hot-side port with a submersible pump and a bucket in between to form a loop.
Circulate the descaler
Pour white vinegar or a manufacturer-approved descaling solution into the bucket and run the pump through the exchanger. Scale dissolves slowly, so leave it circulating for about an hour.
Rinse, clean the screen, reopen the valves
Flush with clean water until the liquid runs clear, wash the inlet screen under a tap, put everything back, then open the valves and bleed air from a hot tap.
Water chemistry decides how fast scale builds
Heat drops dissolved minerals out of water and onto the exchanger. Harder water scales faster, and that sets the interval. In very hard areas a unit may need a flush more than once a year. In soft water, once a year is often enough.
If you have a whole-house softener or a scale inhibitor cartridge, the schedule stretches, but the cartridge itself must be replaced on time. Read the date on it.
What drives the cost of tankless maintenance
A plumber's visit price is built from time, parts and complexity. These are the factors that move it.
Time since the last flush
Heavy scale takes longer to dissolve and may need a second pass.
Unit type and layout
Condensing gas units have extra drains and vents. A unit with no isolation valves needs them installed first.
Descaling supplies and parts
Vinegar or descaler, new O-rings, inlet screens and filter cartridges add to the visit.
Venting and combustion testing
Checking the vent run and combustion with a gauge takes extra time and equipment.
Access and after-hours scheduling
A cramped closet or a night-time call raises labor.
Homeowners insurance does not pay for routine maintenance. A maker's warranty may require documented yearly service, so keep your receipt.
Do the flush yourself or book the visit
A capable homeowner can often handle
- Cleaning the inlet screen
- Reading the error code history
- Flushing a unit that already has service valves
- Replacing a softener cartridge
Leave to a plumber
- Gas pressure and combustion checks
- Vent and condensate repairs
- Adding isolation valves to an old install
- Any smell of gas or exhaust
Safety before you touch it
If you smell gas, leave the house and call 911 or the gas utility from outside. Do not flip a switch. A carbon monoxide alarm sounding near the unit is also a 911 call.
Electric units carry high current, so switch the breaker off before you open any panel. Do not run the pump through the heat exchanger without water flowing, and never work on a unit that is still hot.
Tools and parts for the flush
Isolation valve kit
Two valves with purge ports on the hot and cold lines let you connect hoses without cutting pipe.
Submersible utility pump
A small pump in a five gallon bucket circulates the solution through the exchanger.
Two washing machine hoses
They connect the valve ports to the bucket and back, forming the loop.
Descaler or white vinegar
Plan on about three to four gallons. Check the manual for the approved solution.
Spare O-rings and inlet screen
Valve caps and filter seals often wear out at the same visit.
What a flush cannot fix
A flush removes scale. It does not repair a cracked heat exchanger, a failing fan, a bad igniter or a leaking fitting. If water pools under the unit, if a code returns right after a clean flush, or if the exchanger is badly pitted, the next step is a repair call, and on an older unit it may be time to talk replacement.
Signs it is overdue
Water that runs hot, then cold, then hot again, a longer wait for hot water at the tap, a kettle-like rumbling from the unit and a rising gas bill are all common signs of scale. An error code that comes back after a reset is the unit asking for attention. Do not keep resetting it.
Canton, MA: a mixed water supply and your flush schedule
Canton buys part of its water from the MWRA and pumps the rest from seven town wells. In 2023 the split was about 58 percent MWRA and 42 percent groundwater, and in 2022 it was 54 and 46. Because the blend shifts from year to year, the minerals reaching your heater can change too, which is a reason to watch flow and not only the calendar.
The town treats well water with aeration and filtration, a coagulant and filtration for iron and manganese, pH adjustment, chloramine and fluoride. The town's report does not give a hardness figure. Ask the Canton Water/Sewer Division for the current figure or test your own tap with a hardness strip. Use that number to set your flush interval, not a generic one.

Canton, MA questions on this topic
Does Canton's mix of MWRA and well water change how often I should flush a tankless heater?
It can. Canton's 2023 supply was about 58 percent MWRA and 42 percent town wells, and the town does not publish a hardness figure. Test your tap or ask the Canton Water/Sewer Division, then flush yearly if the water is moderate or hard, and sooner if you see flow drop.
Can I use vinegar, or do I need the descaler the maker sells?
White vinegar is widely used on residential units, but check your manual first. Some makers require their own solution to keep the warranty valid. Never use a descaler with a pump that is not rated for it.
If a plumber adds service valves to my tankless unit, does Canton require a permit?
Under 248 CMR 3.05, permits go only to properly licensed individuals, and gas fitting on an appliance falls under the same rule. Adding valves or touching the gas connection is new work, not a routine flush. Ask the Canton Building Department about your specific job.
What if my unit throws an error code after the flush?
Air trapped in the lines is the most common cause. Run a hot tap for several minutes to bleed it. If the code returns, the inlet screen may not be seated, so shut off and recheck it. A repeat code means call.

Hardness differs from town to town. The Dedham-Westwood Water District's 2025 report put Westwood water at moderately hard, averaging about 6 grains per gallon, while Randolph's 2024 report listed one soft sample at 39.6 ppm, so the Randolph page shows the contrast. Neither figure is Canton's, so test your own tap.
